This is good stuff. I thoroughly cleaned an old deck 3 years ago after a period of hot weather and no rain and then used this stain. 3 years later only the flooring needed re-stained, (in Ky. with heat in the summer and snow and cold winters not bad) the hand rails and banisters still looked good. Applied only a thin coat with a brush and hope to get another 3 years out of it.
